Why Location is Not the Biggest Factor in Buying Your Next HDB Flat

Much like regular real estate, there are a lot of factors to consider if you’re in the market for a big move. In Singapore, HDB units are the go-to housing solution, but choosing the right one to move into can prove a difficult task.

Contrary to popular belief, though, location shouldn’t be the top factor. While it’s true that it does play a part in terms of convenience, it shouldn’t dominate the list of things to consider when looking to get an HDB unit.

Justify the Pricessmall pile of money

Just like any other market, there are inequalities in HDB pricings too. Depending on its features, some flats may sell for more while others may not go for so much. For example, those in close proximity to public utilities such as the LRT or MRT stations tend to be valued highly; while it’s true that being near them does bring a sense of convenience, keep in mind that most of the time transport in the country is barely an issue – taking a short walk, biking around or hopping on a bus ride is just as straightforward and easy!

Overcoming “remoteness”

Speaking of buses, Singapore’s bus system is one that deserves more credit. It’s a great alternative to getting around as opposed to just using the train, not to mention the fact that it’s the cheaper option too.

Buses cover a wide range of locations within the country – HDB neighborhoods included. Better yet, it’s also constantly being improved with every year that passes. New units, routes, and stops are always developed along with methods to make it more efficient. Just to show how valuable they are as a primary mode of transport, they’re even allotted their own lanes!

For those in a tighter rush, there are also other services such as Grab or Uber. They’re fast, direct, and best of all: nationwide.

Long story short, there are a lot of ways to get around the country, so don’t get stuck worrying about how you’ll get from one place to the next when you’re coming from home.


When choosing your HDB unit, you’d best lay the location conundrum aside and focus more on other things like the unit’s size, number of rooms, available space, and most importantly – its price. There’s no doubt about the importance of accessibility, but never let it trump over the comforts of actual living.
