There are many exciting things to look out for in the coming new year, but we’re most excited about these three new launch condos: Clavon, Normanton Park, and One-North Eden.

West is the Best

Clavon, Normanton Park, and One-North Eden are all located in District 5, known for its prime location-a good own-stay or investment option for locals and foreigners. They are impressive additions to the growing portfolio of high-quality developments in the mature neighbourhood of Clementi and the Rest of Central Region (RCR).

It is important to note that the RCR represents the area within the Central Region, merely outside of the Core Central Region (CCR), and right before the Outside Central Region (OCR). And while properties within the CCR are typically synonymous with prestige, RCR properties enjoy almost the same benefits with slightly more affordable prices; much beloved for its proximity to Singapore’s Central Business District (CBD). As such, these properties are popular among young working adults and foreign talent.

Moreover, plans are already underway to redevelop the Jurong Lake District into a second CBD. It offers lakeside homes, leisure facilities, and cross-border connectivity via the upcoming Kuala Lumpur-Singapore High Speed Rail (SHR) line expected to terminate in Jurong. (At the time of writing, the project is delayed until 31 December 2020.)

Westies also have a soft spot for the West region for its backdrop of lush forests and wildlife. You’ll just as easily find farms and parks as you will heavy industrial plants and shipyards around Jurong and Tuas. The unique integration of the two makes for an interesting environment that Westies have learned to love.

Demand was seen across all unit types, including the large-format units, such as three-, four-, and five-bedroom units. Buyers were likely attracted by the well-designed layouts that integrated flexi-spaces to make more room for a work-from-home environment that’s better suited to today’s New Normal.

Clavon’s lower level houses a series of cosy and intimate spaces, including a jacuzzi cove, jet cove, and spa pavilion. However, both towers’ 37th store is reserved for communal facilities such as barbecue pits, indoor and outdoor lounges, and cooking and dining facilities.

The 99-year leasehold development is located near the Kent Ridge education cluster, and business hubs One-North and Jurong Lake District. Its connectivity to essential amenities could have contributed to the strong sales during its launch weekend on 12 December 2020. In fact, more than 1,330 cheques were collected as expressions of interest during its preview phase.

The school-rich neighbourhood of Clavon could also be a draw for families or student tenants looking for a new place. Right next door is Nan Hua High School and the NUS High School of Mathematics and Science, along with several tertiary institutions such as Singapore Polytechnic, Yale-NUS College, National University of Singapore (NUS), and several international schools.

In terms of transportation, the closest MRT station to Clavon is Clementi, which is about 10 minutes away on foot. Car owners will also be connected to the rest of Singapore with two arterial roads and the Ayer Rajah Expressway (AYE), offering access to the rest of the city.

To add icing on this multi-layered cake: the Cross Island Line is opening in 2029, slated to connect residents in Clementi across the country.

The new Normanton Park condo near Kent Ridge Park was sold for $830.1 million, one of the biggest collective sale deals seen in Singapore and the highest land rate (psf ppr) for a 99-year leasehold sale site this year. It was also more than $30 million over the reserve price.

The massive deal is seen as a market game-changer as it proves there is still an appetite for big sites, especially one such as the former Normanton Park condo site. Its rich history-previously built as affordable housing for Singapore Armed Forces (SAF) back in 1997-is a strong draw for any developer. Especially one with as big of a redevelopment potential as Normanton Park.

Connectivity at Normanton Park

The new condo’s excellent transport accessibility will bring the rest of Singapore closer to home. It’s positioned near AYE and West Coast Highway, providing smooth transit for those with their own vehicles. It’s only about a short drive away to CBD, One-North Business Park (housing Fusionopolis, Biopolis, and Mediapolis), Jurong Business Park, Mapletree Business City, and International Business Park.

Multiple buses would connect residents to MRT stations as well, the two nearest being Kent Ridge and Haw Par Villa.

On top of transportation convenience, Normanton Park is also surrounded by a wide variety of amenities, including educational institutions, shops, and parks. It’s close to National University of Singapore (NUS), INSEAD, Fairfield Methodist School (Primary), Fairfield Methodist School (Secondary), Anglo-Chinese Junior College, Anglo-Chinese School (Independent), and United World College of South East Asia.

Foodies will be spoilt for choice at the wide range of food options available, with Ghim Moh Market, Holland Drive, and Clementi Market offering tasty local dishes. Also nearby is Dempsey Hill, home to various international cuisines with alfresco dining.

One-North Eden is a mixed residential and commercial venture between Hong Leong Holdings and Mitsui Fudosan. The 165-unit condo, currently under construction, was purchased in a government land tender that closed in September last year.

Its strategic location brings a host of amenities to look forward to:

True to its name, One-North Eden is a paradise in an urban neighbourhood surrounded by green landscapes. The new condo offers future residents an opportunity to be part of a thriving, integrated community for a live-work-play lifestyle- both within the private enclave and the neighbourhood.

Connectivity at One-North Eden

Everything you might need is easily accessible, with the Buona Vista and One-North MRT stations only seven minutes away on foot. The one-north Rider shuttle bus also offers routes to most establishments within one-north.

Meanwhile, those who prefer driving will find the nearby AYE extremely convenient. It’s only a 15-minute drive to CBD and a 14-minute drive to Orchard via Holland Road. On the other hand, the One-North business hub is a mere two-minute drive away, which means it’s highly possible to walk there from One-North Eden.

Rochester Mall is an eight-minute walk away from the condo, and The Star Vista is 11 minutes away on foot. The Holland Village Market Food Centre is only a short walk away for food options, perfect for tasty and affordable hawker fare.

Greater Southern Waterfront

It is expected to create spaces for redevelopment between Marina East and Pasir Panjang, propping it up to become a new destination for urban living, starting with increasing employment opportunities. With giant corporations like Unilever, Cisco, and Google establishing their offices near Labrador Park, there are plans to create more office spaces in the Greater Southern Waterfront. This could potentially drive up the rental demand from foreign talents, recruited by these behemoths, who prefer living near their workplaces.

The Greater Southern Waterfront plan also includes improving accessibility across the region, connecting you to the upcoming Pasir Panjang Linear Park, linking the West Coast Park to Labrador Nature Reserve and Sentosa Island to the 24km Rail Corridor. It’s set to open in phases starting next year.

More public transport links will also be added in the Greater Southern Waterfront, headed by the upcoming Thomson-East Coast Line (TEL).

With so much to look forward to, One-North Eden is taking a spot at our list of new launch condos to look out for, not just in 2021, but in the coming years.

It will be interesting to see how the market reacts to these West Coast condos in 2021. But if Clavon’s success is any indication, there is a possibility for Normanton Park and One-North Eden to follow in its footsteps.
