Tenant FAQs

  • Download Ohmyhome app from Google Play Store or App Store and create an account.
  • Either key in your desired location onto the search bar OR tap on Explore Listings to view those flats which are available at your current location (make sure the location service on your device is turned on). You can also filter according to your budget, no. of bedrooms, amenities etc.
  • Tap on the listings to view details and simply tap on ‘Contact Owner’ to arrange for viewings.
  • Visit the flat physically to verify its existence.
  • Schedule your viewings during daytime, not late at night and have someone to accompany you.
  • Ensure that you are dealing with the rightful owner.
  • Search if the ads have been placed elsewhere as you may find traces of a scam.
  • Do not handover any deposit until a tenancy agreement has been signed.
Step 1: You must be a

  • Singapore Citizen; or
  • Singapore Permanent Resident; or
  • Non-citizen holding a valid pass (minimum 6 months); or
    • Employment pass
    • S pass
    • Work permit (those in construction, marine and process sectors must be Malaysians)
    • Student pass
    • Dependant pass
    • Long term social visit pass
Non-Citizen Quota
(applicable to renting of whole flat and if you are not a Singaporean or Malaysian)
  • Neighbourhood 8%
  • Block 11%

Step 2: Request to see a proof of ownership  eg. Service & Conservancy charges statement  ad HDB subletting approval from the person                   you are meeting at the viewing.

Step 3: Once both parties have agreed on a rental amount and lease period, the owner will need to prepare a tenancy agreement inventory list for you. Do read through them carefully and you will need to pay a deposit (*1 month per year of  lease) andadvanced rental (*1 month) to the owner upon signing of tenancy agreement.

Step 4: You have to pay stamp duty within 14 days from the date of tenancy agreement. How to pay stamp duty

  • Be punctual on making rental payment.
  • Observe the agreed terms and conditions in the tenancy agreement.
  • Keep receipts and copies of all payment made.

Depending on your BUDGET and preferred LOCATION, HDB flat types range from 1-Room to Executive with different layouts.

  • Point 1: Try to schedule viewings during daytime and not late at night.
  • Point 2: Arrange someone to accompany you to viewings.
  • Ensure that owner shows you proof of his ownership Eg. Service & Conservancy Charges Statement.
  • Ensure that owner shows you HDB Approval to sublet his flat.
  • Check that the rental stated and lease period stated are agreed by the landlord and you.
  • Ensure all parties understand the tenancy agreement before signing.
  • DO NOT PAY CASH when making deposit.
  • Ask for receipts to all payments made.
  • Be punctual on making rental payment.
