Tenant FAQs

  • Download Ohmyhome app from Google Play Store or App Store and create an account.
  • Either key in your desired location onto the search bar OR tap on Explore Listings to view those flats which are available at your current location (make sure the location service on your device is turned on). You can also filter according to your budget, no. of bedrooms, amenities etc.
  • Tap on the listings to view details and simply tap on ‘Contact Owner’ to arrange for viewings.
  • Visit the flat physically to verify its existence.
  • Schedule your viewings during daytime, not late at night and have someone to accompany you.
  • Ensure that you are dealing with the rightful owner.
  • Search if the ads have been placed elsewhere as you may find traces of a scam.
  • Do not handover any deposit until a tenancy agreement has been signed.
Step 1: You must be a

(applicable to renting of whole flat and if you are not a Singaporean or Malaysian)

Step 2: Request to see a proof of ownership  eg. Service & Conservancy charges statement  ad HDB subletting approval from the person                   you are meeting at the viewing.

Step 3: Once both parties have agreed on a rental amount and lease period, the owner will need to prepare a tenancy agreement inventory list for you. Do read through them carefully and you will need to pay a deposit (*1 month per year of  lease) andadvanced rental (*1 month) to the owner upon signing of tenancy agreement.

Step 4: You have to pay stamp duty within 14 days from the date of tenancy agreement. How to pay stamp duty

  • Check that the rental stated and lease period stated are agreed by the landlord and you.
  • Ensure all parties understand the tenancy agreement before signing.
  • DO NOT PAY CASH when making deposit.
  • Ask for receipts to all payments made.

You can create an open house as it brings more potential tenants to view flat at a date and time set up by you. Posting nice photographs also attract browsers to enquire and want to view your flat.

  • Less is more apply to your flat too as de-cluttering your living space allows potential tenants to concentrate on the layout and main features of your flat.
  • A good cleaning on all window grilles, doors and furniture indicates to potential tenants that you maintain your house.
  • Repainting always freshens up a property instantly. Neutral colours such as cream, white work well and match with most home furnishings.
  • Simple act of rearranging your furniture, turning on all lightings and air-conditioners or fans can create a sense of space and airy feeling.
  • Comforting scents such as a pot of freshly brewed coffee, baking bread or cookies is appealing and excludes homeliness.
  • Schedule your viewings during daytime and not late at night.
  • Have a companion with you in the flat.
  • Keep your valuable items away.
Step 1: You can rent out your whole flat if you are a Singaporean and have met the 5-year MOP. If yours is a resale flat bought before 30 August 2010 and without a housing grant, the required MOP is only 3 years.

Step 2: Check that your potential tenant(s) is eligible to rent from you.

Step 3: Grant a tenancy agreement and inventory list once both parties agreed on the rental amount and lease period.

Step 4: Keep photocopies of all passports and passes eg. Student Pass, Work Permit etc.

Step 5: Collect deposit (*1 month per year of lease) and advanced rental (*1 month) from the tenant(s) upon signing of tenancy agreement. Also remind the tenant(s) to pay stamp duty within 14 days from the date of tenancy agreement. How to pay stamp duty

Step 1: Grant an OTP (valid for 21 calendar days) to the buyer and collect a partial deposit known as option fee in cheque (S$1 to S$1000 max) from him.

Step 2: After buyer exercised the OTP, you can collect the remaining deposit (S$5000 max – option fee) from him. He needs to submit a HDB valuation request and the appointed HDB panel valuer will inspect your flat within 4 working days.

Step 3: Both buyer and you must submit resale application within 7 calendar days of each other. Jointly agreed on a date and time to attend HDB 1st appointment together.

Step 4: Usually within 8 weeks from your 1st HDB appointment, the 2nd HDB appointment (Completion Date) will take place. This is the day you will handover keys, sign the transfer document, produce official SC & PT receipts, receive cheque for net sale proceeds (if any) and arrange for CPF monies to be refunded into your CPF account.

OTP – Option to Purchase

Step 2: Once you exercise the OTP, you have to pay the remaining deposit (S$5000 max – option fee) to the seller.

Step 3: Both seller and you must submit resale application within 7 calendar days of each other. Jointly agreed on a date and time to attend HDB 1st appointment together.

Step 4: Usually within 8 weeks  from your 1st HDB appointment, the 2nd HDB appointment (Completion Date) will take place. This is the day you will receive keys, transfer documents, signing of mortgage documents if you are taking up HDB loan, receive official SC & PT receipts and confirmation letter for application of electricity/ water supply/ renovation permit.
