How far ahead should I plan and book my relocation services?

Ideally, you should start planning early and do not leave it until the last minute as there are busy seasons and services can get fully booked. We recommend that you start making enquiries and appointing service providers a minimum of three months prior to your planned moving date. Peak seasons are the summer months starting from April through to August, and the pre-Christmas season from October to December.

Is a pre-visit necessary?

While it is not absolutely necessary as Singapore is considered a very easy country to live in, it is still recommended if you are moving with children or if you have not visited Singapore before. The pre-visit will help to give you and the whole family an idea on what to expect and this will help to reduce any stress related to the relocation.

How long does it take to find a home to lease in Singapore?

Generally, the supply of properties for lease in Singapore is good and you should be able to have a reasonable range of properties to select from especially if you are looking for a condominium. Usually it takes only 3 to 4 weeks to locate a property and conclude the paperwork. However, certain top end types of properties may be limited due to the high real estate costs and as such, we would recommend that you start as early as three months prior to your planned moving date.

Should I find a home to lease first before I move?

Yes, if you have the opportunity to be in Singapore the weeks before your planned move date, it would be a good idea to try to find a suitable home to lease. New property listings come onto the market from about two months before they are officially returned to the landlord. As such, some popular properties will be taken even before they are vacated.

What is the process of leasing a property?

Step 1: Appointing a home finding specialist who is familiar with expatriate leasing

Appoint a home finding specialist who is familiar with expatriate leasing. Real estate agents may specialize in different types of services and identifying one who is familiar with expatriate home finding is very important since he or she will understand your needs and requirements better.

Step 2: Identifying Your Needs

Your home finding specialist should help and guide you to identify your needs. This will allow you and your family to think through and indicate any special concerns, priorities or questions you may have.

Step 3: Home Searching Begins

Your assigned home finding specialist will research and identify suitable homes to ensure they meet your criteria prior to your arrival.

Step 4: Viewing the Homes

Depending on your availability, your home finding specialist will arrange viewing appointments with the representatives of the selected properties and accompany you to inspect them physically! You can typically view about 4 to 6 properties on each half day.

Step 5: Shortlisting the Best

Your assigned specialist will provide advice and guidance to help you shortlist the properties which appeal to you most, and if necessary, arrange repeat viewings for your final evaluation and decision.

Step 6: Making Your Offer

Your assigned specialist will help to draft your rental offer and terms to the landlord in a Letter Of Intent, which is accompanied with a holding deposit (equivalent to 1 month of rental) to indicate your interest in leasing the property.

Step 7: Negotiating and Finalising the Lease

SYour assigned specialist will assist with the ensuing negotiations on the tenancy terms with the landlord or landlord’s representatives. Upon conclusion, he will assist with lease signing, coordination of payment of the balance deposit/advance rental payments, and arrange for legal stamping of the documents.

Step 8: Preparing for the Move-In

Your assigned specialist will assist in setting up the tenancy service contracts (if any), advise you on the application of various services - such as utilities, telephone, internet, etc., and follow up with the landlord and/or landlord’s representative to coordinate a final date for property take-over.

Step 9: Taking Over & Settling In

During the take-over of the property from the landlord overseen by your assigned specialist, inventory lists and property condition reports will be prepared and documented. A 30-day defect warranty period is usually provided.
