DIY Step-by-Step Guide for Tenants

Finding an HDB whole rental flat just got simpler with Ohmyhome, free of charge.

Step 1

Find a Home

After you have downloaded Ohmyhome App, start your journey by choosing I am a “Tenant” from the list. If you prefer to use the website, start by clicking the “Sign-up” button.

Block Eligibility

If you have a preferred block in mind, you may now check the block’s eligibility. If no, start searching for your next home, tap the search area and key in your preferred address. Set the filter based on your requirements such as your budget. Zoom in and out the map and enjoy browsing.

Step 2

Contact and Get to Know the Landlord

If you wish to see the past rental market rates and compare with the price set by the landlord, check on the Past Transactions section. If not, you may skip this.

 

Chat with the Buyers

Understand more about the listed flat. Is this a high or low floor unit? Find out if the price is negotiable if the asking price is above your budget.

Schedule Viewing

Schedule viewing appointment with the landlord.

Step 3

Conduct Viewing

Ask for a company when you do viewings for safety reasons.

Before the Viewing

Reconfirm the viewing a day before by contacting the landlord and send a message like this; “Hi, I will be there tomorrow at 7pm in your flat at Block 671B Unit #04-06 Serangoon Road for the viewing. Please confirm that I got the information right. Thank you.”

On the day of the viewing

Arrive on time or at least 10 minutes early because the landlord will be ready for your appointment. Be nice & respectful in people’s home. Remove your shoes before entering the flat. Seek landlord’s permission before you roam around the flat freely.

Questions to Ask the Landlord

  • What are the restrictions for example; “Is heavy cooking allowed?”
  • When is the due date of monthly rental?
  • How much is the usual PUB Bill every month?
  • Is the bed provided? Is there a closet provided?

For room rental, ask:

  • What is the typical schedule of the household? (So you will know what time do you need to wake up each morning.)
  • How many are the total occupants of the flat?
  • Is there any schedule or limit in washing of clothes?
  • Is there a timing for aircon usage?

Step 4

Negotiation (Questions to Ask yourself)

  • Is the rental price within my budget?
  • Is it the place where I feel at home for the next six months?

If the unit has a lot of clutter, you have to discuss with the landlord on how they plan to organize it.

  • Are there any furniture or appliances that needs repair/ replacement such as the closet?
  • Is the bed in good condition? If not, request for a new one.

Step 5

Deciding

If you are unsure, do not give false assurance to the landlord yet. Thank the landlord for his time and give him a specific date when you will update whether you will take the unit or not. It is advisable to update the landlord within 3 days.

In searching for your HDB rental unit, there is such a thing as “Love at first sight.” So if you want to take the flat, tell the landlord immediately so he may reserve it for you and stop entertaining other possible tenants. You should act fast because good units rent out fast. Give the required deposit/ reservation directly to the landlord and ask for a receipt.

If you are still undecided, continue to explore other listings in Ohmyhome until you find the “right one” for you.

Step 6

Conclude the Rental

Sign the Tenancy Agreement (TA) and proceed with the key collection.

Complete the required deposit and Stamp Duty payments. Set the move in date.

On your Move in Date

Remember to do a final inspection, put into writing a list of damage items and inform the landlord that you are not liable for the listed items. Ask the landlord to sign it and keep the copy with you.
